REQUIREMENTS

  • At least 21 years old
  • At least 2 years of melamine closet system experience
  • Must pass a background check and drug test
  • Non-smoker
  • Personal references
  • Good driving record

Starting pay is $12-15 per hour, depending on experience. Paid vacation and holidays. Typical work week is 40-45 hours. Health insurance not available at this time.   • Heavy Equipment Operator – Must have 3-5 years Heavy Construction experience – Operating Trackhoe, Backhoe, with experience around overhead electric lines, working around underground utilities, and loading dump trucks.
  • Pipe Foreman – Employee must have 3-5 years experience installing sewer/drainage/water pipes. Must have experience supervising 3-6 employees.  Operating equipment a plus.  
  • Pipe Laborer – Employee must have some working knowledge of installation of sewer/drainage/water pipes.  Concrete experience preferred.
 
Work Hours are Monday - Friday 7AM - 5-6 PM occasional Saturday.  Weather/work load will designate exact work times.
Pay is based on experience.

JOB TITLE: Property Maintenance Technician DEPARTMENT: Housing /Facilities
STATUS: Full time REPORTS TO: Director of Operations, Housing and   Facilities

SUMMARYThe Friends For Life Corporation Property Maintenance Technician will be responsible for safely maintaining the physical condition and daily appearance of all agency owned and/or operated by Friends For Life.

ESSENTIAL DUTIES AND RESPONSIBILITES include the following.  Other duties may be assigned. Perform, with good workmanship, all assigned maintenance projects in a timely manner. Perform electrical repairs such as outlets, wall switches, and light fixtures, circuits, ceiling fixtures, and ceiling fans. Perform plumbing work, such as cleaning pipe clogs, replacing fittings, stopping leaks. Repairing or replacing toilets, hot water heaters, kitchen and bathroom faucets, and feed lines, P-traps, washers, seats and stems.  Perform HVAC services such as cleaning condenser units, changing filters, repairing or replacing thermostats. Repair or replace as necessary, glass, tile, carpet, fixtures, blinds, locks, doorknobs, and hinges. Paint interior surfaces as directed. Perform carpentry work as directed. Make minor concrete and masonry repairs as directed. Responsibility for proper usage of maintenance material and stock control, reporting possibility of shortages to supervisor before depletion. Carry out preventative maintenance for all agency properties according to established PM schedules. (Monthly, quarterly, semi-annual and annual).  Assist as requested with regular inspections, reporting all violations, discrepancies and damage, including those incurred in contract services, during scheduled building checks, apartment move outs and move-ins and regular work routine.  Ensure that all maintenance has been performed to prevent failure of Habitability Standards inspections or other Code inspections. Perform minor refurbishment of all apartments prior to occupancy.  Complete service repairs requested by residents of apartments.  Perform monthly plumbing inspections in all apartments.  Maintain community grounds, common areas and parking lots of all FFL properties.  Provide supervision to all outsourced contractors performing work on agency properties.  Have working knowledge of all utility and alarm cutoffs and clean outs.  Follow agency bidding protocol for work that has to be outsourced. Submit bids within 10 days of report.  Keep accurate records on maintenance request forms noting date and time completed and any unusual incidents regarding maintenance requests.  Submit on a daily basis completed maintenance request forms.  Maintain and secure all general area supply rooms.  Have proper insured transportation, available for carrying out requested work on a timely basis. Ensure compliance with standard safety programs and procedures. Insure that all agency facilities and properties are locked and secure to prevent loss of agency resources. Follow agency purchasing procedures.  Must comply with all OSHA and agency safety policies at all times.

SUMMARY:   The Friends for Life Corporation Environmental Technician will provide janitorial services for the agency’s properties located at 35 North Claybrook, 32 North Claybrook and 43 North Cleveland and any additional properties owned and or operated by Friends For Life Corporation.

ESSENTIAL DUTIES AND RESPONSIBILITES include the following.  Other duties may be assigned.

For the 35 North Claybrook and 32 North Claybrook properties, property, the job functions include:  Sweep, dust, and mop downstairs and upstairs hallways and stairs. Pick up paper and other debris around property and in all common areas. Wash walls in all common areas, including doors and stair rails. Dust and remove cob webs from inside hallways and on the outside of the building. Sweep the parking lot, walkways and side walk in front and sides of building. Complete and submit maintenance requests for common areas of building (as needed) to Housing Director.  Insure that trash cans or other containers on the outside of the building that are used for cigarettes contain sand at all times. Vacuum mats in hallway area. Maintain OSHA protective standards in performing job duties. Other duties as assigned.

For the 43 North Cleveland property, the job functions include:  Empty trash containers in offices and other areas. Replace trash containers with liners.  Carry trash to outside dumpster.  Vacuum offices and hallways. Clean break room area including refrigerator and microwave. Sweep and mop uncarpeted areas of building. Replace tissue, soap and paper towels as needed in bathrooms and break room. Maintain other areas of building in a clean and sanitary condition. Monitor supply of tissue, paper towels and cleaning supplies.  Submit purchase order request to prevent depletion of supplies needed to perform job duties. Maintain OSHA protective standards in performing job duties. Clean water fountains.  Dust furniture in common areas, such as lobby, PLC.  Dust baseboards of walls.  Other duties as assigned.

ADDITIONAL DUTIES AND RESPONSIBILITIES:  Assist the Property Maintenance Technician with preventative maintenance tasks as needed

Independent, Non-Union, 54 year old full service elevator company has a position available for an elevator service technician based in the Memphis area.  Service technicians perform preventive maintenance and call back/repair service on vertical transportation equipment (elevators, homelifts, platform lifts…).

Elevator experience, familiarity with hydraulic systems, mechanical skills and experience in the construction industry is a plus, but others with electrical, electronic, mechanical or control experience will also be considered.  Applicant should have an understanding of ac/dc motor control and solid state component operation and the ability to troubleshoot and repair relay logic and microprocessor based equipment.  Applicant must also have the ability to work independently, be self-motivated and be a team player who possesses strong customer relation and communication skills and has a positive attitude toward callback reduction.  Airplane and automobile mechanics tend to be very successful in this industry.
